US:
We are a full-service property management company serving Austin,
Texas. We specialize in leasing and managing small office buildings,
retail centers, and multi-family properties. The rental business has
become more and more complex because of new laws on landlord/tenant
relations, credit practices, fair housing, and property conditions. Our
staff remains current on investment property issues. Our property
management team saves you money by maximizing income and minimizing
expenses, increasing your net rental income.
INTRODUCTION:
Locally-owned, Harris Management professionally manages each property
as if it were our own personal investment. We offer our clients the
advantages of having managed a large quantity of many different property
types over the last 24 years. We have leased and managed multifamily
properties, homeowner associations, office and retail buildings, and even
raw land. Our clients use our diverse experience to their
advantage. Our current management portfolio is approximately $18
million. Periodic and timely inspections of your property allow us
to stay on top of issues that will maintain and enhance the value of your
property, and keep tenants and homeowners in line with any property or
community policies.
LEASING:
Leasing is the cornerstone of a successful investment property management program. We
are experienced in marketing rental property, and generating prospects to
covert them into rent paying tenants. Tenant screening is
performed in the pursuit of quality tenants. Obtaining aggressive
rental rates, while keeping the highest occupancy possible is foremost in
the leasing of your property.
ADVERTISING:
Marketing sources can include faxing and emailing to residential locator
services, our network of commercial brokers, real estate listing services
such as the Austin MLS (Multiple Listing Service), CoStar, LoopNet, our
own Harris Management website, Craig's List, virtual tours, and others,
local newspapers such as the Austin American Statesman, rental
magazines such as Apartment Guide, For Rent, and Start Renting,
property signage, and direct mail as each client prefers.
ACCOUNTING:
A prerequisite of sound management is prompt and decisive action against
any tenant that does not pay the rent due, or homeowner who fails to pay
his or her assessment as required. We call the tenant if rent is not
received by the end of the payment grace period, then if needed notices of
increasing severity are sent. On the 10th of the month evictions are
typically filed for residential tenants unless other arrangements are have
been made. Commercial tenants are handled according to the terms of
the lease. The use of Austin Apartment Association residential
promulgated forms and BOMA commercial forms facilitates collection
activity. At the end of each
month our clients receive an easy to read statement showing all rents and
other monies received, all disbursements made, and the ending cash balance along with copies
of bank statements and any invoices paid. We provide accurate and timely accounting.
MAINTENANCE AND REPAIR:
We provide a monthly property walk through and provide you a copy with
photos We use our own in-house service staff when available, and use insured and
qualified service contractors when their services are needed. For
in-house service staff, we
bill for only the time spent performing work for each property, with no
minimum time or trip charge. The current maintenance staff rate is
$34.00 per hour. We do not mark up or add a surcharge
for any supplies or services to our clients. Each account has a
predetermined authorization limit, and each client is contacted prior to
us ordering work that exceeds this limit. We are on call 24 hours a
day, 7 days a week to respond to emergencies. We strive to provide
prompt courteous service while keeping our client's bottom line in mind.
SCHEDULE OF FEES:
Monthly Management Fee....5-10% of gross collections (minimum $300.00
monthly)
Lease Fee.................Residential: 100% of 1st full month's
rent (to be shared with Tenant's agent)
Office or Retail: 5-6% of Gross Rents over Lease Term (to be
shared with Tenant's agent)
